What is e-cadastre.am?
e-cadastre.am is the online front end of the Cadastre Committee of the Republic of Armenia, the body that keeps the state register of rights to real estate. Everything that used to require a visit to a territorial cadastre office - registering ownership, ordering a certificate, requesting copies of documents, looking at the cadastral map - is filed through this one platform.
It is not the same thing as cadastre.am, which is the Committee's institutional website with news, legislation and contacts. e-cadastre.am is the service platform where applications are actually submitted and tracked.
How to find out who owns a property
The unified certificate is the only official answer. It states the data of all owners of the property, and if the property rights carry a restriction or an attachment - a mortgage, a court-ordered freeze, a seizure - the certificate says so. That last part is why buyers order it before paying a deposit.
The e-cadastre.am login page, offering an email and password sign-in or the National Identification Platform- Open e-cadastre.am and press "Login". Sign in with your email and password, or choose the National Identification Platform to authenticate with your electronic identity.

- Identify the property. Enter the address and press "Next", or search by the property certificate number or the cadastral code using the matching fields.

- Pay the state duty through e-payments.am or by bank transfer to state budget account 900013220018. If your banking app refuses that account number, choose the "transfer to the state budget" option.

An old ownership certificate proves nothing about today: it does not show a mortgage registered last month, a court freeze, or a co-owner who has to consent to the sale. The unified certificate is generated from the live register on the day you order it - which is exactly why the two-hour option exists. Order it yourself rather than accepting a copy from the seller.

Register your rights to a property
State registration is the application type you use when ownership changes hands, a new building is put on the register, or a right is amended. It is the first item in the "Application" menu, and the platform tracks the submitted case through "Applications list", "Application status" and "View documents".
Get copies of registered documents
"Providing copies of documents" issues copies of documents already held in the register - useful when the original contract or certificate is lost.
Look at the cadastral map
The Map section shows the cadastral map with the boundaries of each plot. It is behind the login: opening it without signing in sends you to the e-cadastre.am login page, and the same applies to Addresses, Regions and the community maps. No application or state duty is needed to look at the map once you are signed in - that is only required for an official extract, which is ordered through Cadastral map request. The platform also carries a list of corrected cadastral maps and a registration form for using the Committee's reference stations (the GNSS base stations surveyors use).
Check the property tax on a flat or a plot
The real estate tax calculator estimates the annual property tax for a unit. Armenia's property tax is assessed on the cadastral value, so the calculator is the quickest sanity check before a purchase.

The platform also lists licensed appraisers, the register of restrictions, contract data, community-level reports and inquiries, an address database, and the online platform for construction permits.
